Because it costs a fuckton to set up a well. You would need a location with a water line. Septic is not too bad. Also the price of the cabin is the price of the materials. You still need to have it built, wired and plumbing.

It wasn’t that long ago where you could buy good land for low prices. At one point, I was thinking of relocating to Kentucky before covid hit and they had a bunch of prime real estate for cheap. I haven’t kept up with it in a few years but last I checked the prices skyrocketed. There are still cheap plots of land out there but they are on the lower end of the scale and you have to compromise a lot of convenience for it.

I just bought an acre of land in Tennessee for 5k and put a modular home on it. Although mine was more expensive it's a 4 bed 3 bath house 2000 sq ft. But just putting electric septic and water on the land was 30k

Plus, the average single male doesn't use anything other than a phone and a computer in his day to day life, so a small one bedroom house is perfectly sufficient for most of us. As long as you have a bed, a couch, a dining area, a desk, a kitchen, a bathroom, maybe some storage, you are good. A young guy in his 20's trying to work hard and save to build wealth needs very little in life to be happy.

Yes, but the property taxes on land with a permanent house on it are higher than those on basic land. If you're trying to save money you don't to be paying thousands in property taxes.

What some people do is put a trailer or tiny home on the land then build a brick facade around the base to make it look like a normal house.

thats pretty much what I did. 20k land, 20k power / water /sewer, 50k in materials, about 40k in labor, that was a while ago now though. comparable rent in the area would have been 1000-1200 at the time, instead i owned it 5 years and then doubled my money instead of wasting 60 or 70k. rentoids are poor because they're brain dead.

it probably is 60k is if it's a mile from the nearest line, maybe more. lots of places have utility laws that charge by the distance. electric is cheap its water sewer and gas that's expensive, usually water and sewer are done together. lots of people skip gas and just get it delivered, thats what I did as the break even for running a line was around a decade. make sure you ask because if they can dig once for all the lines it will save lots.
