Western PA is where it's at for reasonable housing prices and job opportunities. You've still got overall shitty pa taxes and roads, and OH definitely has better looking women, and the Pittsburgh region receives less annual sunlight than areas north and south due to its location on the Jetstream BUT, you can get a great house with some property in a 98% white, ruralish area and still be 30 mins driving distance to the city (if you need to go there for work or whatever) for sub $300k.

This is correct. Houses are pretty shitty investments once you consider the real cost of everything involved in having a house and opportunity costs. It is an enjoyable expense, but people conflate the two when they say "a house is a good investment" to justify spending the plurality of their money on it for 30 years
