buying an existing home is cheaper than building a new home. if you can't afford an existing build you can't afford to build new. my parents paid $10k to drill a well... back in 1995. electrical hookup is $10k+. septic tank is $10k+. manufactured homes aren't much cheaper than stick build and they're harder to finance. the cost of grading the land and putting down a slab or a foundation is a lot of money.

In KY above you can literally buy a brand new trailer, which are much nicer that 95% of city apartments, drop it directly on the property, put in a septic tank and you are set.
Total cost maybe $60,000. Two people working any job with a goal and gumption can save $60,000 in two years easily by eschewing all consumer crap.

I did this lol. It's a great option if you're poor. Got a showroom doublewide for $80k, and 5 acres for $30k. Locked in my rate during the COVID dip and got 3%. I did this while making $15/hr. Plus if you're slightly competent you can start a business in these old meth towns and make a relative killing. It's what I did.
