No no no, it does involve your own money. Of the incredibly optimistic 140% dividend, 98% is your own money being returned to you. That's what ROC (return of capital) is. It will devalue your stock holding through NAV erosion. And you have to pay taxes on that. You're giving your money to get it back in dividends that you'll pay taxes on. That's my point, after taxes and everything else, I highly doubt that you will cover the amortization of your loan. You will end up in debt from this.
